Frequently Asked Questions

Q: What is the cost to move in?


A: We charge a $50 per adult application fee, 1.5 months' security deposit, and 1 month's rent.

 

Q: Do I need to have perfect credit?

A: As with many other housing applications, the items on the report are as important as the credit score. In many cases we just want to understand the cause if credit is subpar.

 

Q: Do you have income requirements?

A:  Two of the most important items we review on an application are credit and income. As a general rule, we expect renters to earn a minimum salary of 3x annual rent.

 

Q: Who pays utilities?


A: Tenants pay PSEG for gas and electric, as well as water and sewer. Appliances and other energy-relevant items in many of our homes have been upgraded to be as energy-efficient as possible, which should significantly reduce those costs. Please feel free to ask if you have questions regarding energy efficiency and costs for any specific property.

 

Q: Can I change or make repairs to a property I am renting?


A: We appreciate your desire to help with improvements or to fix problems. That said, our insurance requires that certain repairs be done by the property owner, so please submit your proposed changes to email, and we will discuss. 

 

Q: What should I do if there is an emergency?

 

A: In the case of a fire, or other police-related emergency, please call 911.  If there is another emergency such as a plumbing leak, heating/cooling issue in extreme weather, window or door damage, etc, please call the office number and we will try to accommodate. If you do not reach anyone, leave a voice message and our emergency service will respond as soon as possible.

 

Q: What if there is a problem that is not an emergency?


A: If you have a problem that is not an emergency, please enter through the portal, email, or call the office and inform us. Please make sure someone will be home at the time of the repair. 

 

Q: Are pets allowed?


A: Any typical domesticated pets are allowed. There is an additional pet fee of $50 per month.
